What Home Purchases Are Tax Deductible

You introduced a wall-to-wall carpet into your home 15 years ago. Later, you replaced this carpet with a new wall-to-wall carpet. The cost of the old carpet you replaced is no longer part of the custom base of your home. Home purchase debt is a mortgage that you took out after October 13, 1987 to buy, build or significantly improve an eligible home. It must also be secured by this house. Your mortgage interest deduction is subject to a number of limits. If one or more of the following restrictions apply, see Pub. 936 to determine your deduction. See also Pub.

936 if you later refinance your mortgage or buy a second home. Homeowners who pay private mortgage insurance for loans taken out after 2006 can deduct their premiums if they register. (PMI is usually charged if you take less than 20% when you buy a home.) If you did not receive Form 1098, enter your deductible interest on line 8b and all deductible points on line 8c. Subtract mortgage insurance premiums from Schedule A (Form 1040), line 8d.
